The following sets out what you should expect to pay for our conveyancing services, which vary depending on the transaction value and type:

 The precise stages involved vary according to the circumstances. However typically in a Property Sale we need to do the following:

  • Take your instructions and give you initial advice
  • Receive and advise on sale contract documents where applicable
  • Carry out searches on the property you are buying where appropriate
  • Give you advice on all documents and information received
  • Send final contract to you for signature
  • Agree completion date (date from which you own the property)
  • Exchange contracts and notify you that this has happened
  • Complete the transaction

 

In a Property Purchase we need to do the following:

  • Take your instructions and give you initial advice
  • Check finances are in place to fund purchase where applicable and contact lender's solicitors if needed
  • Carry out searches on the property you are buying where appropriate
  • Obtain further planning documentation if required
  • Make any necessary enquiries of seller's solicitor where applicable
  • Give you advice on all documents and information received
  • Go through conditions of mortgage offer with you
  • Send final contract to you for signature
  • Agree completion date (date from which you own the property)
  • Exchange contracts and notify you that this has happened
  • Arrange for all monies needed to be received from lender and you
  • Complete purchase
  • Deal with payment of Stamp Duty/Land Tax
  • Deal with application for registration at Land Registry


It would not normally be necessary to undertake other work or incur other costs other than those described above. However, we would be very happy to provide you with a more tailored quote for all stages of your particular case once we know about your specific circumstances.

Some transactions require a higher fee to those set out above due to being more complex. Examples of such transactions include those in relation to: 

  • Listed buildings
  • Unregistered land
  • Newbuilds 
  • Transfers of only part of a title
  • Freeholds with management companies
  • Separately represented lenders or where terms of lending are not agreed 
  • Where indemnity (insurance) policies required

When we provide you with a quote of our fees, we will take any such circumstances into account and if they are not apparent at that time, we will let you know as soon as possible of any necessary adjustment to our fee quote. 

Other Charges 

In addition to our fees, we apply the following charges in relation to each conveyancing transaction: 

  • £30 (plus VAT) Copying and postage £30 (plus VAT).
  • £55 (plus VAT) Completion of a Stamp Duty Land Tax Return (for purchases). 
  • £120 (plus VAT) Completion fee, including bank transfer fees.

Disbursements

In addition to the fees and charges set out above, we have to charge you for any costs we incur on your behalf, for example for required searches. Such costs are known as “disbursements” and are fixed costs that will be the same whether you instruct us or another conveyancing team.
